Our primary investment goal is to uncover cash flow and value-add opportunities within multifamily properties. We target B and C class multifamily assets, focusing on concrete buildings from the 1980s or newer, with 50 or more units. Our investments are driven by a strategic value-add approach, aiming for a cap rate range of 5% to 7% and at least a 10% cash-on-cash return. We prioritize locations with diversified job markets, population growth of 2% year-over-year, and vacancy rates under 10%, ensuring our properties are in safe areas with good schools, major highways, and nearby shopping.

Our due diligence process includes thorough inspections and verifying lease files, while our various exit strategies involve refinancing or selling the properties once investor capital has been replenished. We mitigate risks through careful underwriting and due diligence, aiming to make a positive impact on communities. Our team, led by Dominic on acquisitions and Luis on asset management, is supported by partners for capital raising, investor relations, and underwriting. With our strategic broker-partner relations, property management experience, residential real estate experience, completed website, ebook, and two real estate licenses, we are well-equipped to execute our investment strategy and capitalize on market opportunities.
